In New Jersey, if there’s no written lease and the tenant has been there more than a year, you should give 60 days’ written notice to terminate the tenancy (30 days is generally for under a year). Since your tenant has been in place for 2 years, give 60 days’ notice (N.J.S.A. 2A:18-61.2(f)). If they don’t vacate after that, you’d proceed with an eviction filing. Does that make sense?
