Thank you.

There is no exemption for new landlords, and 60 days’ notice is legal.

According to Washington State law (Engrossed House Bill 1217), rent increases are capped at 10% annually for the remainder of 2025. Landlords cannot raise rent during the first 12 months of a tenancy. After that, increases are limited to 7% plus the Consumer Price Index (CPI) or 10%, whichever is less. The cap is based on the Seattle area’s CPI data and will be updated for 2026 after the June 2025 data release.

I understand that navigating tenant rights can be challenging. What specific issue are you facing regarding your rights as a tenant in Lakewood, Washington?

A new owner of the property I live in is trying to raise the rent from $1,100 to $2,000.

Have you already communicated with your landlord about this issue, and if so, what was their response?

I don’t know.

Is there anything else the landlord-tenant lawyer should know before I connect you? Rest assured they’ll be able to help with your rent increase.

A new owner purchased the home I have lived in for 14 years. My rent was raised by the previous landlord on July 1, 2025, to $1,100. The new landlord took ownership on July 23 and gave me a notice on July 29 that the rent will be raised from $1,100 to $2,000 starting on October 1. I need to know if it is legal to give me a 60-day notice and if that much of an increase is allowed.

Hello and welcome to AskaLawyer. My name is N Cal Atty, I’ve been an attorney since 1983.

I am sorry you need help with this, but it is my pleasure to assist you today with your problem.

Did you have a written lease with the prior owner?

On what date did the old owner last raise the rent?

We are on a month-to-month lease with the prior owner. The new owner gave us 60 days’ notice.

Also, I believe there is a new law in Washington State about rent increases. I just want to understand them better.

July 1, 2025.

I just need to know the laws in Washington State and if a new landlord is exempt from the law.
