Since there is no outstanding loan on the property, you, as the Personal Representative, will need to execute and record a Quitclaim Deed, wherein the Estate is the Grantor and the beneficiaries of the Estate are the Grantees (Neb. Rev. Stat. § 30-2476). It is best to use an attorney to ensure property title is transferred (Neb. Rev. Stat. § 30-2471).

I have done an informal probate.

Is the probate estate still open with the court?

No. I was to close on 10/20/2025 but I didn’t and they informed me I had a year in which to do so or the process will have to start all over.

Is there an outstanding mortgage on the property?

So instead of putting her name as the grantor put the estate?

Jessica B

Jessica B

Correct.

I’m sorry, so when it asks for the owner, put “Estate” and the address?

Jessica B

Jessica B

Correct, and state you are the Personal Representative.

Where would I put “Personal Rep”?

Jessica B

Jessica B

“Joe Doe, as Personal Representative of the Estate of Jane Doe.”

Okay, when it comes up it is asking about grantor name, address, marital status. Then it asks for new owner information. I’m so confused right now.

Jessica B

Jessica B

Correct. The Estate is the owner and the beneficiaries of the Estate are the new owners.

I have one filled out. So I went back and replaced her name with mine as Personal Rep for her. I will also be the new owner.

Okay, you are the only child?

Yes.

Then you are the sole Grantee listed on the deed.
