[CA] Do I need to add specific language to a lease for a property in San Mateo County?

This is a CA lease. I need to add anything relevant and particular to San Mateo County. Can you do that for me? I don’t have the tenant yet, so much is left blank. But I want to get ahead of this task.

There aren't any specific San Mateo County rules or restrictions that you have to have in a lease so a standard California lease will serve your needs.

If you want to add additional conditions or restrictions to the lease then you can either add them at the end of the lease or type up a separate addendum to the lease that sets out whatever other rules you want like the overnight guest rule.

Basically since the lease is a private contract between you and the tenant you can put whatever terms and conditions you want in it as long as you don't violate state law.

And with a standard California lease it is already drafted to comply with all current California laws. (§ 1940 to § 1954.07)
