Tennessee law requires a 14-day notice for unpaid rent (TN Code 66-28-505(a)(2)). So a 24-hour notice would be way too short in this case. If you told them to leave before, you would need proof you gave them a prior 30-day written notice. Even then, I think a 14-day notice to pay or quit would be best as it'll start the clock.

Can I serve my tenants with a 24-hour eviction notice? They have been living in the residence since November of 2024 and have been told to leave but still haven’t left. They were supposed to be paying $800 a month plus their own bills, and they haven’t paid a dime. The electric and water have been coming out of my grandmother’s checking account each month.
