[CO] Can I charge a security deposit when leasing a salon station?

I am in Colorado and a hairstylist that has my own salon I am currently going to hire a booth renter to work in her station full-time and she’s paying 250 a week and I am wondering what the rules are for me to charge a security deposit and how I need to word that in my Lease so that I am covered and so that this person will be required to pay a security deposit.

She is stating that I cannot charge a security deposit for renting a chair in the space. However, I see online that’s not true. Correct? And if so did I word it correctly in my lease here?
