[WI] [WI] How do I accurately create a Notice to Quit with a new landlord?

The name of the landlord on the lease agreement is different from the current owner of the property (sale took place on 02.14.2025.) I have drafted the Notice to Quit with the current landlord name. Are there other measures I need to take to address the sale of the property in the middle of existing lease agreements before issuing Notice to Quit?

Legally speaking, in your case, put the new landlord. Under Wisconsin law, the agreement runs with the land, so the new landlord is responsible for the lease (WI Stat § 704.09(1)).

I understand the situation can be confusing. Have you confirmed if the new owner has officially taken over the property and is now the legal landlord?

Yes.

Have you reviewed the terms of your lease agreement to see if there are any clauses related to change of ownership or assignment of the lease?

Yes. It states new ownership is responsible for fulfilling all landlord obligations under the lease agreement.

Is there anything else the Lawyer should know before I connect you? Rest assured they'll be able to help with your lease agreement issue.

I am only wanting to confirm how to accurately complete the landlord information on the Wisconsin Notice to Quit and presumably the Summons and Complaint Form that will be necessary to file the eviction, when the current landlord is different from the landlord appearing on the lease agreement.

Hello! Legal Eagle here. I'm reviewing your issue in detail.

Did they sell the property?

The landlord appearing on the lease sold the property to the owner that our management company now represents. I need to know if there is anything other than entering the new landlord’s name on the Wisconsin Notice to Quit or the Summons and Complaint Form (for eviction filing) that I need to do. I am concerned the tenant will say they do not have a lease agreement with the current landlord.
