I'm not really sure what you mean by a normal residential agreement? Every lease agreement is different and there aren't really any standard or "normal" leases. But a well-drafted lease contract will have a clause about what happens if a tenant breaks the lease and what the landlord's options are and what the tenant’s options are. Some landlords have a buyout clause in their lease where the tenant can pay a certain amount. So it all depends on the landlord's preference when they are creating their leases.
