Hello. I am the landlord of a small apartment and need to evict a tenant. In the lease agreement, they are now on a month-to-month lease and specifically have their initials next to a clause stating, “The tenant hereby specifically waives his/her rights to a 30-day written notice to vacate the premises for nonpayment of rent.” Their most recent check bounced, and they need to be evicted for multiple reasons, but I want to make sure I can legally send this eviction notice and have them out asap.

For a lease, I have three parents co-signing for their three respective children. One of the children is 17 years old, and I was advised to list the parent as the tenant and the child as an occupant. Do I need both parents to co-sign for each child, or is one parent sufficient?

My sister owns the house I live in and I allowed a friend to live there. He has been there for about 21 years. In the last 5 years he appears to have developed schizophrenia and has tried to self-medicate with marijuana and meth. He often hallucinates and hears voices and talks back to the voices which can be screaming and through the night. He has trashed one or more rooms in the house three times. The City has red-tagged the house and will only remove it if I start the process of eviction.

Hi! I have a question about the lease term dates. When our tenants moved in, they moved in on February 26 and paid the first month's rent on February 28, which we mutually agreed would be the rent payment due date. The tenant failed to pay the rent on May 28. On our eviction letter, would the rent-owed rental period be between March and May 28 or May 28 to June 28?

Hi, my previous lease agreement was with a property management company for a property that I own. A monthly pet fee was not discussed. They started charging that monthly fee to my tenant. That fee was kept by my property management company, and they did not pass it on to me (the landlord).
