I need to sell a home that is a part of a trust. The trust states I must sell the home but the tenants (non beneficiaries) do not want to move. I have already provided them with a notice to terminate the month-to-month agreement and a 60-day notice (California). I am a Property Manager Representative as well as a tenant for my landlord in the State of Iowa for the past 10 years. I recently discovered people living in a run-down house I own in Ohio. I had no prior knowledge of that and did not approve for them to do so. The local police told me that I need to file for eviction in the courts. I do not know what eviction form to use or how to alter it. They have no lease and pay no rent. In fact, I do not know their names.

Do I have to formally evict a client at a homeless shelter?

We operate a transitional housing program where tenants live on site in the place where we provide other homeless services. We have a participant who is harassing a staff member. This participant previously acted out violently against a roommate and was arrested. We need to evict for the safety of staff, and possibly other clients. Is this a standard eviction?
