Good morning. I completed an eviction notice online, but reading it today it does not seem to fit my situation. We have had a guest in our house since Dec. 22nd, and I asked him to leave back in April, but he is still at my house. We let him stay as he had no place to go and is a friend of my son’s. Bottom line—I want him out. He has done several things like smoking in the bedroom, putting butts on the ground and not picking them up. I could go on and on. My anxiety is high. We do not charge him rent. I was hoping that he would get it together, but he has not—he just stopped working. I live in New York State.

Yes hello I am a landlord in Virginia. I have a tenant who is only renting my basement bedroom, bathroom, and kitchenette. However, he has taken over the entire basement. Keeps bringing in more and more stuff. I confronted him about it in April but no improvement. I spoke to him again last week and he got rather upset and angry. And Sunday I gave him the 30-day notice to vacate, which made him even more upset.

I served my Tenant with a 14-day Demand for Rent or Quit Notice (I'm not sure that's the "Official" Title) on Monday. His date to pay is 5/19/2025. His lease expired 4/15/2025, and we attempted to allow him to catch up on his rent with a 45-day lease that he refused to abide by and did not sign. There is a section in the original lease pertaining to Liens, stating that the Tenant gives the Landlord a lien for the Tenant's "personal property located on the premises." Since the original lease expired in April, is that something we are still able to enforce if he does not pay the past-due rent by 5/19/2025, as stated on the 14-day notice I gave him last Monday? Or, is there anything we can do with his property that he has inside and outside the premises if he doesn't pay? Can we prevent him from removing any of the equipment and/or tools that he brought with him in lieu of payment?

I am trying to evict my son's girlfriend. There was a verbal agreement that she would pay $500 per month, and she did for a few months, but she hasn’t paid in many months. We know we won’t get any money from her at this point—we just want her to move out. She never signed the official lease we created almost a year ago. Michigan has a “Notice to Quit to Recover Possession of Property” form, but it’s not available here. Would a Notice of Lease Termination form work?
