Hello, I’m reaching out regarding a tenant I have in Pennsylvania. The lease began on March 1, 2025, but I haven’t received any rent for April, and the tenant isn’t responding to any of my attempts to contact him. I served an official Notice to Pay or Quit on April 18, 2025, stating he must pay or vacate by April 28. There has still been no communication or payment. Also, the lease required a two-month deposit, but he only paid one month’s rent and one month’s deposit. He said he had a Zelle limit and promised to send the rest the next day. I realize now I was too trusting. With the 4/28 deadline approaching and still no word, I’m not sure how to confirm whether he’s moved out. Could you advise on the next legal steps, including confirming abandonment and regaining possession?

My ex-girlfriend is living in my residence and refusing to leave unless I take legal action. I'm following the proper legal process by issuing a notice to quit. We don’t have a written lease—she was never supposed to stay. I moved to Maine for a new job a month ago, and the plan was for her and our kids to come with me, then sell the house. The first week here, she told me she wasn’t moving and has since stopped paying any bills or contributing to the mortgage. Since we don’t have a lease agreement, what should I put for the “lease start date” on the notice to quit? Also, the residence, which is in Massachusetts, is still my mailing address and has most of my possessions. The “tenant” unplugged my security cameras and has been bringing unknown guests to the house without my knowledge or consent. Is there anything I can do about this during the eviction process?

I would appreciate advice on being able to sublease a property in the state of Kansas. The property is held in a trust with three beneficiaries: my two brothers and me. My brothers want me to be able to reside there for six months of the year. I want my adult daughter to also reside with me for a short time. We are currently staying there, and need advice on whether the brothers should be concerned about possible squatter issues, since we don’t have a lease. I need help finding the correct form for my situation and some advice regarding squatters’ risk.
