[CT] [CT] How should I sign a lease as POA and co-trustee when renting a family property for free?

Hi I am writing a lease for my mom's house to rent to my daughter. She will not be paying rent but will be paying the bills. My mom is in a nursing home and I am her POA as well as I am on the Trust of the house as co-trustee. Do I put my name as POA for my mom as the landlord or do I just sign the document as POA? [NC] [NC] Does a commercial landlord need a writ of possession to legally change the locks after eviction judgment?

We just received a determination in our favor by the Judge following complaint in summary ejection…today 1:45pm. We are in Wake County, NC. The judge was unsure of when we can legally change the locks since we are a commercial landlord. Can you advise? The lease documents that failure to pay within 15 days results in a mutual agreement that the lease is terminated- The Judge noted this and said he was unsure of the rules for commercial real estate.

[CA] If I live on the property are my renters exempt from rent control in California?

Hi, my property is a duplex, and I have been renting to a man with no pets. He wants his girlfriend with a dog to move in with him. She’s been staying with him regularly for the past month. I need to revise my lease with him. Currently, it states no pets and no overnight guests. I need to add her to the lease and change the policy to only allow one pet. Is there a maximum pet fee per month? Are they excluded from the California rent control if I am staying in the other duplex and they are signing a new lease that’s month to month?
