I recently discovered people living in a run down house I own in Ohio. I had no prior knowledge of that and gave no approval for them to do so. The local police told me that I need to file for eviction in the courts. I do not know what eForm eviction form to use or how to alter it. They have no lease and pay no rent. As a matter of fact I do not know their names.

We operate a transitional housing program where tenants live on site in the place where we provide other homeless services. We have a participant who is harassing a staff member. This participant previously acted out violently against a roommate and was arrested. We need to evict for the safety of staff, and possibly other clients. Is this a standard eviction? How do I evict a violent tenant from a transitional housing program?

My subtenant's lease expired on 5/31. He hasn’t moved out and is not communicating. He did not allow the landlord to enter the unit despite the 24h notice. There were several violations to the agreements: police arrest due to domestic disturbance, neighbors’ complaints, damage to the property, unauthorized user. This is in California. His sublease started on 12/9/24, less than 12 months ago.

I have a tenant under an informal arrangement and now want to have her sign a lease. I am anticipating she may not leave the property willingly if we decide to sell the home, although we have no immediate need to do so. How can I word the lease to protect against this?
