First question — can a landlord at will invade your privacy and trespass around your house? I know he can't come in or let himself in. Second question — if he does do these actions, especially when it states in the lease to notify 24 hours, and I got a text and explained what one of your attorneys told me to do — that he does not get inside and has to go to the magistrate to evict me — he just cannot print it out on paper, sign it, and hand it to me. It has to go through the legal process.

One of the issues we have is the landlord invading privacy. The lease states that 24-hour notice is required for entry unless it’s an emergency repair. There’s no emergency repair right now, but he’s telling me he’s going to show up at 12:00 or 12:30 tomorrow. I texted him back saying, “You’re not getting in until we go before the judge.” He said, “I’m the landlord and I’m going to be here.” I’ve already had the police down here this weekend for the invasion of privacy — I woke up in the afternoon to find a teenager standing in my bathroom window.

Our landlord, Mike, just filed to evict the Unit A tenants (Jason and Reanna) for nonpayment/breach. We’ve endured a year of serious nuisance, threats, and dangerous behavior from them, and Mike refused to act until now. He put Will on month-to-month after we complained and never added me to the lease despite approving my application and promising in writing. There’s only one water meter; Mike’s made us pay the entire bill for years when Unit A was empty—likely totaling $30k+. I’m trying to understand: What are my rights? Do I have grounds to sue for retaliation/breach? Can we compel the court to act faster? Does the utility overcharge qualify for damages?
