I am having a dispute with my landlord about repairs. What can I do?

The HOA requested some cosmetic repairs done to the front-facing part of the property. My landlord seemed to have taken this opportunity to pay the subcontractors to rip out all of my back screened area. This has not been completed since 05/13/25. Now birds are entering my patio area and becoming a nuisance.

If they removed the patio, and you rented it because it was screened in, and now there are issues, you could ask them to return it to its original condition, since that was part of the rental agreement.
