I live in Lubbock, Texas, and have family members living in my garage. This was supposed to be a short-term arrangement starting around 1/1/2022. No exact move-out date was ever stated since they’re family and had nowhere else to go. We talked about them staying for a few months, just until they could find jobs and a place to live. It’s been over three years now. They have no full-time jobs, no transportation, and no housing prospects. We originally told them they needed to be out by 05/31/2024. We pushed that date multiple times: to 08/31/2024, then to 11/30/2024, then to 12/31/2024 due to the holidays, and again to 03/17/2024 during spring break. They ignored every deadline and said we’d have to go through eviction if we wanted them gone. We finally told them they need to be out by 05/31/2025, and that anything left behind after that will be removed on 06/01/2025.

I would appreciate advice on being able to sublease a property in the state of Kansas. The property is held in a trust with three beneficiaries: my two brothers and me. My brothers want me to be able to reside there for six months of the year. I want my adult daughter to also reside with me for a short time. We are currently staying there, and need advice on whether the brothers should be concerned about possible squatter issues, since we don’t have a lease. I need help finding the correct form for my situation and some advice regarding squatters’ risk.

We just received a determination in our favor by the Judge following complaint in summary ejection…today 1:45pm. We are in Wake County, NC. The judge was unsure of when we can legally change the locks since we are a commercial landlord. Can you advise? The lease documents that failure to pay within 15 days results in a mutual agreement that the lease is terminated- The Judge noted this and said he was unsure of the rules for commercial real estate.

I need to talk to a lawyer regarding a promissory note that was broken by the borrower. A friend ran a scam taking $10,000 for hockey tickets he never had and admitted to the scam. He signed a promissory note to pay us back for the fraud and is not following the payments. I need to know if this promissory note is considered "legit" due to the fact it was sent via email with a typed signature and my options for the next step.
