What recording documents do I need to transfer parcel ownership?

We did a handwritten bill of sale and I just typed up the promissory note.

Is there any other form I need to record for the parcel?

Solved

If it was real estate (land or immovable property), you would typically use a deed (such as a Warranty Deed or Quitclaim Deed) to transfer ownership. You would also need a mortgage or deed of trust to secure your promissory note. The promissory note itself only serves as evidence of debt and does not transfer ownership.

However, since the property in question is movable (like a mobile home), it is treated similarly to a vehicle. As such, the transfer process will go through the OMV (Office of Motor Vehicles) rather than the county recorder.

Make sure to bring:

    • Bill of Sale
    • Promissory Note (if applicable)
    • Any previous title documents

With these documents, visit your local OMV office and ask the OMV for specific forms required to transfer movable property. Follow the OMV procedures for transferring the title from the previous owner to yourself.

I understand the importance of ensuring all necessary forms are completed.

Have you already checked with a real estate attorney regarding the specific requirements for recording documents related to the parcel?

No.

Hello!

My name is Jon, and I’m here to assist you as an attorney.

Is this related to changing the title for real estate?

Yes, to change the parcel from the old owner to me.

The parish recorder just told me that since it’s movable property on leased land, I need to go to the OMV (Office of Motor Vehicles).

Ah, that makes sense.

If it is movable property, like a mobile home or similar, it is considered movable property similar to a vehicle.

In that case, the OMV would be the correct office to handle the transfer.

Thank you, that makes sense now.
