I'm filing a quitclaim deed to transfer my house that we were recently living in to my LLC in preparation to rent it out as an investment property. I’m not sure how to answer this question: “The property is or is not registered as the homestead of the Grantor(s), hereby releasing and waiving all rights under and by virtue of the Homestead Exemption Laws of the State of Illinois.”

Good morning. I'm attempting to remove a name from a property deed via the quitclaim form. Here is the overall situation: My name is on the deed along with my sister, and I would like my name removed since I’m not the actual owner of the property. I helped her purchase the home years ago, but I have no financial interest in it. Please advise.

I'm in Pennsylvania. I had a survey done, which confirms both neighbors have encroached on the property line, one with an air conditioner and the other with a poured concrete porch with a fence. Can I have them sign a ground lease for a nominal dollar amount to avoid any adverse possession issues?

My mother helped me purchase a home. She’s responsible for the mortgage, but I’ve been paying. We were both married at the time and now she went through a divorce. I wanted to submit a quit claim deed to remove his name. However, on the warranty deed it stated her name as "a married woman" and my name as "a married man." How do I go about re-recording this to the Clerk of Courts? Thanks.
