I am filling out a quitclaim deed for my deceased mother's home. My three siblings and I currently own the property. My husband and I are purchasing it for $380,000, which will be divided between the four of us. I understand that I need to create a quitclaim for each sibling with the amount of $95,000 listed for money in hand. Seeing I am buying the house from my siblings, do I need to fill one out for myself?

Hello! My ex-partner and I bought a house in Anne Arundel County, MD last year - I am the only borrower (only I signed the promissory note) but we are both listed on the deed of trust as tenants in common (67% me, 33% her). We have amicably split, and I am paying her $6000 for her 33% stake in the home. I filled out a template quitclaim deed with the relevant information, which I know needs to be signed in the presence of a notary and then filed with the county. I wanted to check to see whether there is anything else obvious that I am missing in this process.

Hello, I recently bought a commercial real estate strip center. One of the tenants is a laundromat. He has an ongoing lease from the previous owner that carries over to me. It states there's a renewal option every five years. The next renewal is coming up in three years. There’s no wording on rent increases. He’s been paying $800 for the past five years and will continue at that rate—nothing more. Is there a way to evict this tenant?
