I hear that — you want to build in a little breathing room so you’re not boxed in if something pops up during inspections. That’s smart, especially with Rhode Island’s new rules on inspectors and breaker panels.

Here’s sample wording you can insert or propose as an addendum to your Purchase & Sales Agreement:

Inspection Extension Clause

“In the event that any inspection conducted within the initial thirty (30) day inspection period identifies a potential issue that, in the Buyer’s reasonable judgment, requires further evaluation by a licensed specialist (including but not limited to electricians, plumbers, structural engineers, or other qualified professionals), the Buyer shall have the right to extend the inspection period by up to ten (10) additional days for the purpose of obtaining such follow-up inspections or opinions. The Buyer shall notify the Seller in writing of the need for such extension prior to the expiration of the initial thirty (30) day inspection period. All other timelines under this Agreement shall be extended accordingly.”

This gives you:

• Automatic right to extend (up to 10 days).
• Broad coverage (not limited to just electrical).
• Protection, since all deadlines tied to inspection are pushed along too.

I just want to make sure that the language can give us an extension if issues are found.
